Why Private Real Estate Credit?

Traditional lenders often move slowly, avoid transitional properties, or rely on rigid lending criteria that do not fit the needs of active real estate investors. That gap creates an opportunity for private lenders with the experience and infrastructure to underwrite quickly, structure conservatively and close with certainty.

Apollonia Equities focuses on short-duration, business-purpose loans to real estate investors and developers. The loans are secured by real property and structured in a senior, first-lien position, placing the Fund ahead of the borrower’s equity in the capital stack.

The strategy is designed around four principles

  • Short duration: Standard loans are generally structured for approximately 12 months, with extensions considered case by case.
  • Real asset collateral: Each loan is secured by a first-position mortgage against the underlying property.
  • Borrower equity: Borrowers are required to have meaningful cash equity invested in the acquisition and, where applicable, construction.
  • Direct origination: Apollonia controls the loan process from application and underwriting through closing, servicing oversight and potential loan sale or credit-facility replenishment.

The Fund primarily invests in short-duration, business-purpose real estate loans made to real estate investors and developers. Loans are secured by first-position liens on the underlying investment property.

How does the Fund seek to generate returns?

Returns are intended to come from interest and fees earned on the underlying loans, together with the Fund’s ability to sell selected loans or replenish them through a credit facility and redeploy capital into new transactions.

What is the target return?

The Fund targets a 13% internal rate of return and an 8% preferred annual return. These are targets, not guarantees, and actual results may differ.

How often are distributions made?

The Fund is structured for monthly distributions, subject to available cash, Fund performance and the governing offering documents.

What is the minimum investment?

The minimum investment is $250,000.

Who can invest?

How long is my capital committed?

The Fund has a 12-month lockup period, subject to 90 days notice. Investors should review the current offering documents for the complete redemption provisions.

How is risk managed?

The Fund emphasizes first-position real estate collateral, borrower equity, conservative underwriting, borrower credit and experience, appraisals, title and insurance review, construction draw controls, personal guarantees and diversification across borrowers and properties.

Does Apollonia hold every loan to maturity?

Not necessarily. The Fund intends to sell selected loans to institutional buyers and/or replenish qualifying loans through a credit facility. This can recycle capital into new loans and, when a loan is sold, may transfer future default exposure to the acquiring note buyer.

Who oversees administration and servicing?

Opus Fund Services serves as third-party fund administrator and FCI Lender Services as loan servicer.
